One of the biggest mistakes I see first-time buyers make is deciding what they want before they decide what gets them into the market.

Everyone wants the detached single-family home with the big yard. So does everyone else.

Then they look at the price, get discouraged, and decide homeownership isn't possible.

Not so fast.

Right now, condos and townhomes deserve a hard look. In fact, there are more of them on the market than we've seen in years, giving buyers more choices, less competition, and more negotiating power.

More Inventory = More Opportunity

For the past few years, buyers had almost no options. Today, that's changing.

The inventory of condos and townhomes has more than doubled compared to 2022. More inventory means you don't have to make rushed decisions, waive every contingency, or fight through ten competing offers just to have a chance.

That alone changes the conversation.

The Price Difference Is Real

The national median price for a condo is about $380,000.

The median price for a single-family home is about $446,000.

That's roughly a $66,000 difference.

For many buyers, that difference isn't just a number. It's the difference between continuing to rent and finally building equity.

Which One Makes Sense?

There isn't a "best" option. There's only the one that best fits where you are today.

Single-Family Home

  • Maximum privacy

  • You own the home and the land

  • More space

  • You're responsible for all maintenance

Townhome

  • Usually more affordable than a detached home

  • Multi-level living with limited shared walls

  • You own the home and typically the lot

  • More maintenance responsibility than a condo

Condo

  • Often the most affordable entry point

  • HOA handles exterior maintenance and common areas

  • Amenities like pools, gyms, or clubhouses are common

  • HOA fees are higher, and you'll have less control over the exterior

Stop Trying to Buy Your Forever Home First

This is where many buyers get stuck.

Your first home doesn't have to be your forever home.

It has one job: get you into the market.

Build equity.

Learn the process.

Take advantage of appreciation instead of watching it happen from the sidelines.

Five or seven years from now, that condo or townhome may become the down payment on the house you really wanted all along.
