Affordability Isn't a Housing Problem. It's a Search Problem.

by Glen Baker

Every day I hear people say, "I can't afford to buy a home."

Maybe.

But more often, what they're really saying is:

"I can't afford the home I want in the exact location I've already decided on."

Those are two very different things.

Home prices are still elevated. Interest rates aren't doing anyone any favors. I get it.

But the people buying homes right now aren't sitting around waiting for affordability to magically improve. They're adjusting their strategy.

According to PODS, affordability is the #1 factor driving where people move today. Not weather. Not schools. Not proximity to the best coffee shop. Affordability.

And smart people are willing to look beyond the obvious.

Here's the mistake many buyers make:

They focus only on the price of the house.

The real question is:

What does it cost to live there?

Property taxes.
Insurance.
Utilities.
Commuting costs.
Everyday expenses.

I've seen people save hundreds of thousands of dollars simply by moving 15 or 20 minutes away from where they originally wanted to be.

The funny thing?

Most of them end up happier.

Less financial stress.
More disposable income.
More freedom.
More options.

And before you tell me you're not moving to another state, relax.

You don't have to.

Every market has neighborhoods, towns, and communities that fly under the radar. Places where your money goes further and homeownership becomes realistic again.

Most people never find them because they're searching with assumptions instead of facts.

That's where a good real estate agent earns their keep.

The best opportunities are rarely the ones everyone is talking about.

They're the ones nobody bothered to look at.

Bottom line:

If affordability is your biggest challenge, stop waiting for the market to change.

Change the map.

You may be a lot closer to homeownership than you think.
