Waiting Has A Cost.
A lot of people are sitting on the sidelines telling themselves the same story:
"I'll wait until later this year. Things will calm down."
Maybe.
But what if waiting costs you the exact opportunity you're looking for?
If you're a buyer, Summer is typically when the most fresh inventory hits the market. More homes. More choices. Better odds of finding the one that actually fits your budget and your lifestyle.
Because let's be honest, the biggest problem for most buyers hasn't been rates. It's been finding a house they actually want.
If you're a seller, Summer has historically been one of the strongest times of the year. Buyers are motivated. They want to move before school starts. They have deadlines. Deadlines create action.
Could waiting until Fall work out? Sure.
But every season has tradeoffs.
Wait too long and buyers may see fewer choices. Sellers may see less urgency from the market. And if rates stay roughly where they are, the thing you were waiting for never really arrives.
I've been doing this long enough to know that the people who win aren't always the ones with perfect timing.
They're the ones who make informed decisions and take action.
If a move is on your radar for 2026, let's talk through the numbers and see what actually makes sense for you.
Waiting is a strategy.
So is moving.
Just make sure you're choosing one, not drifting into it.
